Service scope

Tenant Drive provides hosted software tools for landlords to manage properties, tenants, meter readings, billing records, documents, reminders, and payment-related workflows.

Tenant Drive is not a landlord, property manager, tenant representative, escrow agent, bank, payment institution, tax adviser, accountant, lawyer, or public authority.

Landlord responsibility

Landlords are responsible for their rental relationships, leases, notices, rent amounts, deposits, invoices, receipts, refunds, disputes, taxes, fiscalization or reporting obligations, and compliance with laws that apply to their rentals.

Any templates, calculations, reminders, reports, invoices, receipts, or guidance generated by Tenant Drive are software outputs only and must be reviewed by the landlord before use.

Tenants and rental agreements

Tenant Drive is not a party to any lease, rental agreement, payment obligation, dispute, maintenance issue, or communication between a landlord and tenant.

Landlords must have a lawful basis and any required notices or permissions before entering tenant personal data, documents, payment information, or communications into Tenant Drive.

Payments and Stripe

Online rent payments, where enabled, are processed by third-party payment providers such as Stripe. Tenant rent payments are made to the landlord or the landlord's connected payment account, not to Tenant Drive as landlord or merchant of record for rent.

Tenant Drive does not hold tenant funds, provide escrow, operate payment accounts, or guarantee payment processor availability, settlement timing, refunds, chargebacks, reversals, disputes, or provider onboarding decisions.

Landlords are responsible for payment instructions, refund decisions, tenant disputes, tax treatment, and any receipts or fiscalization obligations connected to rent payments.

Subscriptions, pricing, cancellation, and taxes

Tenant Drive is currently offered free of charge during the launch period. No payment details are required today and users will not be charged unless they explicitly select a paid plan after paid billing becomes available.

Future paid plans, promotions, cancellation rules, refund rules, VAT, and tax treatment will be shown before checkout. Early supporter promotions, including free Pro access for the first 100 eligible landlord accounts, may be limited to one account per person or business and may be modified or withdrawn for duplicate accounts, abuse, or misuse.

If paid plans are enabled, cancellation will stop future renewal charges unless a mandatory law says otherwise. Access may continue until the end of the paid period. Taxes may be added depending on customer location and final legal setup.

Acceptable use

Users must not use Tenant Drive for unlawful, misleading, discriminatory, abusive, fraudulent, infringing, spam, malware, scraping, reverse-engineering, security-probing, or unauthorized-access activity.

Users must keep login credentials secure and may not share accounts in a way that bypasses security, plan limits, or access controls.

Suspension and termination

Tenant Drive may suspend, restrict, or terminate access where reasonably necessary for security, suspected account compromise, unlawful use, abuse, fraud, non-payment, provider requirements, or breach of these terms.

Where practical and lawful, we will try to provide notice and a chance to correct the issue, but urgent security or legal risks may require immediate action.

User data, export, and retention

Landlords remain responsible for keeping copies of records they are legally required to keep outside Tenant Drive. Tenant Drive may provide export or deletion tools, but the service is not a permanent legal archive.

After account closure or deletion requests, data may be deleted or anonymized subject to backups, legal obligations, dispute handling, security logs, accounting records, and the Privacy Policy.

Service availability and changes

Tenant Drive is provided on an as-available basis. We work to keep it reliable, but we do not guarantee uninterrupted, error-free, or legally sufficient operation for every situation.

Features may change, be limited, or be discontinued when needed for security, legal compliance, provider changes, operational reasons, or product development.

Liability

To the maximum extent permitted by applicable law, Tenant Drive is not liable for indirect loss, lost rent, lost profit, lost data, tenant disputes, tax penalties, legal penalties, payment provider failures, or reliance on generated outputs without professional review.

Where liability cannot be excluded, aggregate liability is limited to fees paid to Tenant Drive in the previous 12 months, or EUR 50 for free users, except where mandatory law does not allow that limit.

Governing law and contact

These terms are governed by Croatian law, subject to any mandatory consumer protections that cannot be excluded. Croatian courts are competent unless mandatory law provides otherwise.
